Landmark Properties yesterday
said its property management division will now act as a liaison between
the landlord and the tenant in all matters relating to the management
and leasing of properties.
The division has included a number of
management services into its portfolio such as property inspections,
facilities management and tenant management. A service, which it will
offer to all its clients, is a "condition survey" for new home-owners
that enables them to have a complete check of their new homes before
they physically move into it.
According to the property
management division, a condition survey is always recommended for a new
apartment/villa and will facilitate a full survey on the property where
each part will be fully inspected and a report compiled, this will
highlight any defects and snagging required to be completed by the
developer prior to the end of the defects liability period.
Donna
Newman, Head of Landmark Property Management, said: "The specialised
property management services that are being offered will benefit
landlords by providing them with hassle-free management of their
property. Landlords in the UAE have not taken full advantage of the
defect liability period (DLP), which gives owners a one-year
contractual entitlement to report defects in their newly purchased
property and have the developer rectify any faults."
The
property management division said during the DLP, its consultants will
work with owners and carry out a thorough and detailed evaluation of
the property ensuring that any defects are identified and rectified by
the developer thus saving the owner the expenditures.
